The Auction Process
1. There is no reserve price on the property. We encourage bidders to make an appropriate offer where they see value – don’t be shy to write that number down and get involved, we don’t know where the winning bid will land to win the day.
2. The Bidder has to actively enter the auction process by making a bid and backing it with a refundable 100,000 USD good faith deposit
3. The pre-auction process is for a limited time frame of effectively one month with a 6-day auction from 6th December. The villa WILL sell to the highest bid on the 12th, quite possibly at an amazing price.
Below is the is the procedure to get into the auction process:
• Contact us to get the Universal Bidder Registration (UBR) form and complete it. The document is part of the professional process required for bidders.
• Make a bid (there is a 10% buyer’s premium)
• There is an Opening bid incentive of a 10% rebate to encourage bids. A winning bidder who has made a pre-auction bid (before the 6th Dec) will receive a discount on their purchase price equal to 10% of their pre-auction bid. So, bid $4Mn and win the auction at $5Mn, the bidder pays $4.6MN, plus the BP.
• Provide proof of funds – a letter from a Prime bank – a template can be provided. This is for the maximum amount you are prepared to bid in the auction.
• Deposit USD$100,000 in a secure US escrow account. Only committed and qualified bidders can be allowed to participate in the auction process. The good faith deposit is refundable within 3 days of the auction if their bid is unsuccessful, if they win it is part of their purchase price.
• Be connected to an experienced auction bidding assistant. For every client who bids Concierge Auctions provide a personal assistant throughout the process to guide and help the bidder through the auction. It is a measured, professional approach and is designed to assist those who have had no prior experience in auctions.
• Due diligence is easy. During the whole process, before and after the auction full legal documents are available for due diligence. Bidders will have time to do the same careful due diligence they would conduct in any ’normal’ purchase process.
